EPC Survey

An Energy Performance Certificate is a document that rates how energy efficient a property is. It also provides recommendations for improving energy efficiency.

What is an EPC used for?
  • When selling or renting a property
  • When building a new property
  • To help understand a property’s energy performance
  • To identify areas for improvement
  • To reduce CO2 emissions
An EPC includes the following
  • Information on how much it will cost to heat and light the property.

  • Information on the property’s CO2 emissions.

  • Cost effective ways to improve the EPC rating.

  • Information on what the energy efficiency rating could be if improvements are made.

There is a rating from A (most efficient) to G (least efficient) banding.

Retrofit Survey

A “retrofit survey” is a detailed inspection of a property to identify areas where improvements can be made to enhance its energy efficiency, usually by assessing insulation levels, heating systems, windows, doors, and overall building envelope, with the goal of creating a plan to upgrade the property with more energy-efficient features; essentially, it’s a thorough evaluation to determine the best retrofitting options for a building

Solar Survey

This is the survey, the surveyors enjoy the most. Regardless of the MCS standards, there is many misconceptions with Solar. This survey will educate you on many levels, and could potentially save you thousands.

The solar survey includes:
Stage 1 - Questionnaire

Answering a short questionnaire to get a better understanding of your current profile.

Stage 2 - Site Survey

  • Rafter and purlin measurements
  • Loft inspection and load calculations
  • Pitch and orientation of roofs
  • Scaffolding
  • Shading

Stage 3 - 30 minute consultation

Stage 4
  • Based on the previous stages, a custom optimum solar system will be designed and emailed to you with the survey report.
  • A further 15 min phone consultation based on the report and any further questions.

We have expertise and experience working will landlords, councils & social housing. Whether you have one or a portfolio of properties we can help. Landlords seem to be having a tough time recently. We can assess your property, generally speaking a recent EPC is adequate unless you have a problematic or troublesome property, then a retrofit will be a better starting place. Once a survey is done we will then beable to advise you with the better cost options for improving the property

What exactly does a Level 3 Survey report entail

So, you’re thinking about getting a Home Survey, but wondering if you should go for Level 3? This option is perfect if you want a report that’s even more detailed than the RICS Home Survey Level 2 Report. Plus, if the property you’re interested in fits one or more of the following criteria, then Level 3 is definitely the way to go:

  • Much larger than your average property and is in good condition
  • Old (like, built before 1850 old)
  • Obviously in poor condition
  • Has a complex or unusual design
  • Is constructed in a non-traditional or otherwise unique way
  • Has undergone significant alterations or extensions since it was built
  • Is intended to be improved or extended in a significant way after purchase.
Local Level 2 surveyor

The property will undergo a visual inspection to evaluate its overall condition and state of repair. Major faults and defects will be identified in the hombuyers report, and their potential implications highlighted, along with recommendations for further action.

  • All building elements, both interior and exterior, including walls, ceilings, roof, guttering, windows, and doors, will be visually inspected.
  • Services such as gas/oil heating, electricity, water, and drainage will also be visually appraised, and recommendations will be made for further inspections if necessary.
  • A ‘traffic light’ grading system will be used to indicate the severity of any defects found.
  • Urgent repair issues and future maintenance requirements will be highlighted.
  • If applicable, observations about planning and building control, disputes, and other legal matters will be noted for the conveyancer to investigate further.
